A PLATFORM FOR LANDLORDS AND TENANTS TO MANAGE RENTAL AGREEMENTS, PAYMENTS, AND MAINTENANCE REQUESTS
Abstract
The rental property market is a vital segment of the real estate industry, facilitating housing and commercial leasing while fostering economic activity. Despite its significance, traditional rental management methods remain largely inefficient, relying on manual processes for lease agreements, payment collections, and maintenance coordination. These outdated practices often lead to disputes, payment delays, and operational inefficiencies, negatively impacting both landlords and tenants.
To address these challenges, this paper proposes a comprehensive digital platform designed to modernize rental property management. The platform integrates key functionalities, including digital lease agreement management, automated payment processing, and real-time maintenance request tracking. By leveraging technology, the system aims to enhance transparency, reduce administrative burdens, and improve overall user satisfaction.
A thorough literature review examines existing property management solutions, identifying critical gaps such as lack of automation, poor communication channels, and inefficient dispute resolution mechanisms. The proposed work details the platform’s architecture, emphasizing scalability, security, and user-friendly design. Key features include:
? Automated Lease Management – Digital contracts with e-signature support.
? Seamless Payment Processing – Secure, automated rent collection with reminders and transaction records.
? Maintenance Request System – Real-time tracking of repair requests with status updates.
? Communication Hub – Centralized messaging to facilitate landlord-tenant interactions.
A functional prototype was developed and tested, demonstrating significant improvements in operational efficiency, dispute reduction, and user experience. Feedback from early adopters highlights increased satisfaction due to streamlined processes and enhanced transparency.
The study concludes that adopting a digital rental management platform can revolutionize the landlord-tenant relationship by minimizing inefficiencies, ensuring timely payments, and improving service delivery. Future enhancements could incorporate AI-driven predictive maintenance, blockchain-based contract security, and integration with smart home technologies.
